MAJOR NEW OFFICE DEVELOPMENT - RANSOMES EUROPARK, IPSWICH

 

Haven Power was launched in 2006 specifically to serve the electricity needs of small to medium sized business customers and to provide them with an alternative to the large multi-national power suppliers. The company has almost become the victim of its own success in that, originally, EWS acquired for it the lease on a new purpose-built 10,000 sq ft headquarters building on Ransomes Europark but within only two years the company has outgrown the building and needed additional space. This has been provided temporarily in a nearby serviced office building but following negotiations with Maro Developments who developed the original building, terms have been agreed for their existing lease to be surrendered and, following its completion, Haven Power will be taking a new lease on a building of over 20,000 sq ft plus additional land for overflow parking and support purposes.

 

Maro Developments' original blueprint plan for the part of Ransomes Europark where Haven Power are located was for the development of a number of individual self-contained office buildings on a site appropriately named as "Havens". The Haven Power success story has however meant that the entire Havens site has been allocated to become Haven Power's headquarters comprising not only the extended building of 20,000 sq ft but also scope for a further extension in the event of the company outgrowing this as well. The new extension is due to be completed by Autumn 2011.

 

EWS's role on Haven Power's behalf primarily related to negotiating the terms of the lease on the new extended building but is also included a site search to explore whether an alternative existing building was available which could have suited their requirements, general advice over design aspects based on our experience of advising a wide range of office occupiers seeking new accommodation and space planning input, a service that EWS is now able to provide to its clients to assist them in translating their operational requirements into a cohesive and efficient office fit-out / furniture layout plan..

 

In 2010 EWS also acquired for Haven Power leasehold office premises in Chelmsford for an Essex-based sales office.
