MAJOR PROPOSED NEW TOWN CENTRE OFFICE DEVELOPMENT-PRINCES STREET, IPSWICH

 

Acting on behalf of Equity Estates (Brooklands) Ltd, EWS have acquired a prime one acre site in Princes Street, Ipswich equidistant between the town centre and main railway station which is ideally located for a major office development. The existing buildings on the site comprise a former car showroom and workshops which, currently, are occupied by Rileys Snooker Club and a car park operator and planning permission has been obtained for the complete redevelopment of the site to provide two new major office buildings - one of 50,000 sq ft, the other 40,000 sq ft - together with an innovative food court / restaurant facility designed to meet the needs of the significant numbers of office workers in the Princes Street area. Architects for the proposed development are Ingenium Archial Ltd.

 

Whilst there have been a number of new out-of-town developments in Ipswich over the last decade or so, the town centre has largely "made do" with refurbishment rather than new-build projects leading to a serious shortage of new "Grade A" office space. The opportunity exists at 141-145 Princes Street for a potential tenant's occupational needs to be incorporated into the design process rather than them having to work around the constraints of an existing building.

 

EWS are the sole letting agents for the new development and property advisers to Equity Estates over this site which includes fulfilling a role in enabling temporary income to be generated from the existing buildings on the site until the proposed new development is ready to proceed.
